Our Services
Lease Renewals
A tenant should take note of whether their lease is inside or outside the Landlord & Tenant Act 1954. If a lease is outside the Act, it potentially leaves a tenant in a vulnerable position if looking to renew the lease. Where a lease is inside the Act, a tenant should be aware of the significance of notices they may receive from their landlord.
Tenants can also take action by serving notices in accordance with the Act. Our team can advise tenants on all aspects of this to leave them in a more favourable position.
Lease renewal can be far from straightforward. IPA’s knowledge of how landlords seek to take advantage of property statute will assist in achieving better results for proactive tenants.
Rent Reviews
Most longer term leases have upward only rent reviews every three or perhaps five years. To put it bluntly, landlords will often play a tactical game at rent review, however, a well advised tenant can play the same game as almost every lease gives the tenant the power to bring the landlord to the negotiating table before the review date, allowing the tenant to gain the upper hand.
We have vast experience of the rent review process and will work to improve tenants’ chances of persuading landlords into lower rent review settlements.
Service Charges
One of the main areas of dispute between commercial landlords and tenants. IPA can assist tenants to ensure that charges are accurately applied and to investigate whether certain works are chargeable to tenants.
Dilapidations
Dilapidations leave many tenants caught out at lease expiry by landlords demanding unexpected financial settlements. An understanding of the repair obligations in the lease is crucial to negotiating an improved dilapidation’s settlement.
IPA can support tenants in working with expert building surveyors to make significant savings
Property Acquisition & Disposal
For tenants looking to expand, we can negotiate with landlords to achieve substantial savings on quoting rents and to ensure leases are agreed in accordance with good estate management practice and without any hidden traps.
Sometimes tenants need to dispose of property before the end of a lease and our team can guide them through the many issues relating to property disposal.
Anything Else
We are happy to talk to tenants about any matter of concern with regard to occupying commercial industrial property, whether the issue be listed in these services or another concern. With industrial property experience within our team dating back to 1986 most concerns will not come as a surprise!
